Real Estate in Katonah, NY

Just like every other place in the world, real estate in Katonah and, specifically in the Katonah Village Historic District (which is what most people think of when they think of Katonah), tends to demand slightly higher prices compared to nearby areas because of its proximity to the Metro North railroad station.

It also doesn’t hurt that due to town and state restrictions on development, you won’t find big box retailers in the historic district which makes the area that much more enticing to buyers, sellers, and renters who are looking for more of a small town / country feel despite only being about an hour away from Manhattan by train.

Personally, I’ve been riding my bicycle for years through Katonah, North Salem, Goldens Bridge, Waccabuc, Cross River, and Pound Ridge. Not only have I found the drivers to be courteous overall (which matters if you plan on walking or biking anywhere in the local area), but the majority of the landscape is always impressive: hilly, meandering two-lane roads with beautiful homes and local shops.

When it comes to buying, selling, or leasing real estate in Katonah, there are options. A lot of options. The village streets within a 5-10 minute walking distance of the Metro North station are made up mostly of beautiful Victorian homes, many of which have long been converted to rentals to accommodate commuters.

Beyond the immediate radius of the village, real estate buyers in the market for a home can find a wide array of residential properties to suit almost every individual need.

If you’re either buying or selling, it’s important to keep a few things in mind that are specific to real estate in Katonah.

First, if the property is serviced by a private well, the seller will be obligated to have the water tested pursuant to Westchester County Law to ensure the absence of bacteria.

Second, buyers interested in real estate in Katonah who are coming from areas outside Westchester may be unfamiliar with radon, which is a naturally occurring gas. Most home inspectors will recommend conducting a radon test but, even if levels exceed the max amount recommended by the EPA, radon levels are easily and inexpensively mitigated by way of remediation systems.

Finally, unlike local building departments in areas outside Westchester, obtaining municipal search results as part of a title report when buying real estate in Katonah can take 3-4 weeks, so if you’re in a rush to close as quickly as possible, keep in mind that getting to the closing table within 30 days of signing a contract may be unrealistic.
